Considering the necessity of column free built up space, a new multi-tenanted facillty, Gayatri MTF, comprising modules of 1371 sq.ft area that can be combined was designed. The basic concept for design of Gayatri MTF is column free space with plenty of light & ventilation, with facility to expand into larger areas with access to power, telephone and data cables with all the infrastructural facilities like electrical substation, covered parking and restaurant. The structure was designed so as to facilitate speedy construction.

Gayatri MTF has been designed as a ground plus three-storied structure. The ground floor accommodates entrance lobbies, parking for 96 cars, canteen, storage spaces, common toilets and three core areas for vertical circulation.

The 95 modules of 10m x 10m are planned around a 6m wide central courtyard and connected to the vertical circulation by means of 2m wide passage running around the courtyard. The services like storm water pipes, sewage lines and water supply lines are taken through the external columns and electrical cables, data lines and telephone wires through internal columns. Duct doors are provided at every floor level for access to the service.

For vertical circulation 2 16-passenger lifts, 2 freight cum passenger lifts and 3 staircases are provided.
